Delivery Methods

Design-Build

Design-Build is an integrated project delivery method in which the client has a single point of contact with the contractor. The design team, consultants, trade partners, and suppliers are contracted directly with the Design-Builder rather than the client. This not only streamlines the construction process, but also enables the design team and construction team to collaborate long before groundbreaking, resulting in the elimination of delays related to RFI’s and constructability issues.

Design-Bid-Build

Design-Bid-Build is a delivery method in which the client and design team work together to plan and develop the project scope, drawings, and specifications. Once the design documents are adequately prepared, the client solicits bids from general contractors. Once the general contractor is selected, the pre-construction phase begins; the contractor examines the design documents, performs constructability reviews, and ensures that there are no issues/conflicts that would impact the project schedule or quality.

Construction Manager at Risk

Construction Manager at Risk is similar to the Design-Build delivery in that the contractor is brought into the project early in the planning & design phases. In this delivery, the design team and contractor are separately contracted with the client. The contractor acts as a secondary design consultant throughout the planning and pre-construction phases, transitioning into a traditional general contractor role when the project breaks ground.

Post-Construction

Following the construction phase, Canyon offers a comprehensive warranty on all workmanship. Warranty documents, operations manuals, and as-built drawings are turned over to the client to ensure a smooth hand-off process. Our team is also available to answer any questions about the facility following construction.
