Project Manager - Commercial

To provide management oversight for all phases of Commercial Construction; Hotels, Hospitality, Retail, and Tenant Build-Outs including working directly with superintendents, subcontractors, material, and equipment, ensuring specifications are being followed, and work is proceeding with quality, on schedule and within budget.

Responsibilities
• Upon receiving project assignment, PM creates project schedule, meets with cost controllers to review bids for buyouts within (2) weeks.
• Ongoing coordination with superintendents on each project to ensure revenue goals.
• Mandatory weekly meeting with Superintendent and Owner/Clients for punch list and (2) look ahead.
• Track and control construction schedule in conjunction with superintendents to achieve completion of projects withing timeline and budget.
• Generates and issues regular internal and external project reporting through company software and Procore.
• Proactively identifies changes in scope and ensures appropriate measures are taken via Canyon guidelines and procedures.
• Administers submittal review process between subcontractors, suppliers, and Canyon team.
• Directs Superintendent and trade contractors to continuously review most recent architectural and engineering drawings, to ensure all specifications and regulations are being achieved for a “zero punch list” result at end of project.
• Controls documentation for change orders by auditing against contracts and current plans before issuing, RFI’s, submittals, and identifies cost impact.
• Weekly meeting with superintendent/and owners for punch list review.
• Manages superintendents, checks on any reported difficulties, and corrects any safety violations or other deficiencies pertaining to job site.
• Ensures all subcontractors sign in on daily log.

• Must have competent knowledge of building codes, both national and local.

Supervisory Responsibilities
• Project Team: Superintendent, Project Engineer, Cost Controller, Estimator.
• Must be able to preform at all project manager levels.

Training/Employee Development Responsibilities
• Professional development of directly supervised employees to ensure their growth within the Company.

Working Conditions
• Work in an office and field environment.
• Must be able to lift to 25 lbs. to 50 lbs.
• Must be able to sit, stand, walk, knee, climb, use hands, arms, fingers to operate computer keyboard, mouse, and other business equipment.
• Overtime maybe required to meet project schedules.

Computer Skills
Knowledge of Construction Project Management Reporting Software; PROCORE a must, Internet; Microsoft Office programs such as Word, Excel, and Outlook.

Superintendent - Commercial

Duties and Responsibilities:
1. Carry out the Project manager’s directives relating to the requirements of the project schedule and the commitment of assets (labor, material, and equipment) required of any contractor.
2. Advise Project Manager of developing situations daily, which may impact the project budget.
3. Ensure that each contractor has adequate manpower, supervision, materials, and proper equipment on the job as required per their scope of work.
4. Must have competent knowledge of building codes, both national and local.
5. Work with the Project Manager, Subcontractors, Owners/Clients and Canyon Team, to ensure compliance with contract terms, scope of work, and adherence to schedule of values.
6. Review project plans and specifications for possible cost saving measures and potential construction problems.
7. Set-up and maintain job site office and equipment as required per project.
8. Supervise and maintain the Company’s safety program ensuring all subcontractors and vendors are strictly adhering to OSHA requirements for all project activities.
9. Monitor and maintain the project construction schedule on a weekly basis, prepare and maintain daily reports on milestones achieved, 2-3-week look ahead reports, punch list documentation via Procore Software.
10. Inform the project manager of any errors, discrepancies or omissions contained within the drawings.
11. Possess excellent business judgement to achieve profitability objections while maintaining the high levels of delivery standards and requirements.
12.Coordinate all required site inspections.
13. Maintain and enforce quality construction standards and controls.
14. Maintain control and responsibility for the security and operations of equipment on job site.
15. Coordinate with Project Manager agendas for weekly job meetings.
16. Communicate with project team regarding documents including, but not limited to, design drawing revisions, submittals, daily photos, change orders, and RFIs.
17. Ensure that subcontractors are fully executing and complying with their contracted scope of work.
18. Must be able to maintain and record activities for multiple projects sights daily, weekly and communicate all issues as they arise to Project Manager.
19. Strong verbal and written communication skills.
20. Must maintain clean driving record.
21. Performs other duties as assigned, including:
a) Identify conflicts in construction progress and communicate them to Projects team for              resolution.
b) Maintain daily reports.
c) Preside over weekly subcontractor meetings.
d) Ensure that job sites are always kept in a clean and organized manner before leaving              daily.
e) Manage and coordinate all material deliveries pertaining to each project.

Qualifications:

Education/Experience:
Bachelor’s degree (B.A.) from four-year College or university; or three to four years related experience and/or training; or equivalent combination of education and experience. Knowledge of Commercial building construction means and methods, scheduling and cost control procedures, general contract, general conditions, subcontract documents, drawings, and specifications. Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule.
30-hour OSHA Certification is preferred.

Language Skills:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. Spanish language a plus.

Estimator - Commercial

Duties and Responsibilities:
• Prepares estimates by calculating complete takeoff of scope of work.
• Reviews design options and recommends best solution based on cost, engineering quality, or availability of materials.
• Participates in presentation to clients (if required).
• Reviews all pricing with Cost Controller and Management.
• Reviews proposal specification, drawings and attends pre-bid meetings, etc. to determine scope of work and required contents of estimate.
• Participates in project buyouts.
• Maybe required to visit project site to observe construction methods.
• Determines critical path schedule and sequence of work.
• Investigates site before bidding; identifies waste area, borrow area and dump sites.
• Reviews terms and conditions of subcontractors and vendors quotes; serves as liaison with subcontractors and vendors during bidding process.
• Investigates value engineering options.
• Maintains files of working documents as back-up for estimate figures, including current (accurate) information on prices from suppliers.
• Ensures all working documents and data are maintained to back-up estimate figures.

Education/Experience:
